Update Regarding ACC Application Processing Fee

We would like to provide important information regarding a new company-wide policy related to Architectural Control Committee (ACC) applications.
Beginning January 1, 2026, Essex Association Management will implement a $25.00 processing fee for all ACC applications. This fee is charged by Essex, not by your Association or Board of Directors, and will apply to all Essex-managed communities.
Purpose of the Fee
The fee is intended solely to offset the administrative costs associated with processing ACC applications, which are not included in your Association’s standard management fees. This work includes:
• Receiving and reviewing applications
• Coordinating with the ACC or Board
• Tracking and meeting statutory deadlines under the Texas Property Code
• Communicating decisions to homeowners
• Maintaining records and documentation
Additionally, when an application is denied or when work proceeds without prior approval, Essex must facilitate a compliance hearing. These hearings require staff time to:
• Prepare and send notices
• Compile supporting documentation and photographs
• Coordinate Board availability
• Host the hearing and record minutes
• Issue the formal decision
This process is time-intensive and resource dependent, further contributing to the need for a processing fee. Historically, Essex has absorbed these costs; however, the increasing volume and complexity of applications have made that no longer sustainable.

• No fee will apply to applications submitted before that date.
• This is not a Board-imposed fee and does not generate revenue for your Association.
• The policy applies to all Essex-managed communities.
• All processes remain governed by your Association’s documents and the Texas Property Code.
